MOUNTAIN HOUSE & TRACY

MOUNTAIN HOUSE & TRACY

Imagine wide open space as far as you can see. Endless amenities for neighborhood fun. And homes with room to stretch out and room for everything. That’s life at Tracy Hills, a vibrant new master-planned community in Tracy. Where innovative neighborhoods bring one- and two-story single-family residences, you’re surrounded by countless possibilities to take home further. From the parks to the trails, the pool to the clubhouse to the 580 freeway and ACE train just minutes away, there’s no limit to the life you want to lead—because at Tracy Hills every day is simply more.
This masterplan is made up of 7 collections featuring Next Gen®, detached and attached homes.
This development is the newest resort community this side of the Altamont with great freeway access at the juncture of I-580 heading toward the Central Valley and Los Angeles. There is access to the Altamont Corridor Express—or ACE Train—in either Tracy or Livermore. BART is also available from Pleasanton with plans to expand to Livermore, so there are many commuter options. It’s close to the Bay Area, and just a couple of hours to Santa Cruz or Yosemite.
There are seven unique villages with award-winning homebuilders such as Lennar, Meritage Homes and Shea Homes. These villages are designed to give residents a sense of community—knowing your neighbors as you come home. Every village offers single-story and two-story floor plans. There are stylish options to suit your taste. There are multi-generational floor plans for flexible arrangements and great opportunities for indoor and outdoor entertaining.
Walking paths and trails are part of the charm of this stylish community. You can walk, run, or bike to unwind after a long day at work. And the Resident’s Club sports an Olympic size swimming pool where you can do laps or chill out with the family on the weekend or during the hot summer days. There are also forty-five acres of attractive parks in the villages. You’ll find Tracy Hills Park, Greymont Park and Starcross Park with tot lots, play areas, picnic areas and great lawns for activities. There is also a dog park to let your best friend stretch his or her own legs!

Having a big gathering? You can reserve the multipurpose room at the Resident’s Club for private events. The Market offers the ease of picking up some necessary items that don’t require a trip into town. You can also grab a cup of coffee at the Market before heading to the Downtown Tracy farmer’s market on Saturdays. And if you need gasoline, it’s one exit west of Tracy Hills off I-580.
For bigger shopping excursions, Tracy is right down Corral Hollow Road with stores like Costco, Winco and Safeway. Raley’s and Save Mart are both near the southern end of town on S. Tracy Boulevard. And Downtown Tracy offers a great farmers market in the summer with a winter market as well. There is a smaller farmers market on Sundays at the West Valley Mall.

When it comes to safety, you are covered by the City of Tracy and all its resources such as the Tracy Police Department and the City of Tracy’s Fire Department. The best news is that the Tracy City Council and members of the Rural County Fire Protection District recently agreed that a new firehouse is needed in the southwest rural area. So they have broken ground for the new Firehouse 95, to be completed within the year, by August of 2021. It will be at the corner of Tracy Hills Drive and Criseldo Mina Avenue. The Tracy Hills developer is putting in $4.4 million toward the firehouse, while the City of Tracy is putting in $1.1 million. It will be built in the architectural style of the Tracy Hills welcome center and the new schools.
Speaking of schools, Jefferson Unified School District is one of the most sought-after school districts in the area, and they are planning to build several schools in Tracy Hills. Your children will be able to walk or parents can take a short drive to the local K-8 school, while the high school students will be able to go to Kimball High which is just down the road on Lammers. Jefferson schools are all consistently ranked among the top of the county. They are rated highly on greatschools.org.
Higher education includes San Joaquin Delta College which opened the South Campus at Mountain House in 2009. It is just 15 minutes away, so the kids don’t need to leave home too soon. It offers general education transfer classes, associate degree programs, nursing prerequisite courses and Cisco Networking classes. Las Positas College in Livermore also offers great options to keep the kids home a little longer, earning transfer credits to larger colleges.
A library is available in the City of Tracy at Eaton and Holly Avenues. It is next to Lincoln Park where the city of Tracy hosts multiple community events each year—along with overflow space for the annual Fourth of July fireworks display. The fireworks show happens at Tracy High—within view from Lincoln Park where the festivities start every year with an annual balloon launch at dawn and the fireworks in the evening. It’s still a small-town atmosphere in Tracy. There is another brand-new library in the Mountain House Area, just down Mountain House Parkway. Both are part of the San Joaquin County Public Library system, with privileges of borrowing from other libraries within the system.

Many doctors in the City of Tracy come highly recommended, or there is a Kaiser Permanente medical office at the northern end of Tracy, with hospitals within driving distance. The closest hospital is Sutter Tracy Community Hospital and Kaiser has hospitals with closest ones being Manteca, Antioch, and Modesto and Walnut Creek, respectively. There are also multiple urgent cares in Tracy.
The Community offers great options for photographers to practice their craft, with the Tracy Camera Club. The Grand Theatre Center for the Arts offers arts education, three art galleries with exhibitions and two stages with performances by big names, great cover acts, and local arts groups. There are also music lessons at the Grand or Main Street Music to keep musical artists of all ages busy. Keep an eye on Tracy Hills Community Blog to see what’s happening close to home!
For those who want to raise the well-rounded child, keeping them growing on the field, there are many programs in the City of Tracy and Mountain House areas, with a large sports complex in the City of Tracy, near the western side of the city. A new sports complex called Legacy Fields is nearly finished and is on the northern end of town. There are football leagues and baseball programs—including Little League and Babe Ruth programs as well as the Tracy Express Fastpitch for the girls. And Tracy Tritons is for swimmers that want to go beyond the high school teams. There is something for everyone, no matter what sport they pick. See Shelley’s Mountain House information for their sports offerings.
You don’t have to travel to feel like you’re living in a resort. Home is your destination to unwind after work. It’s close enough to the freeway to jump on the road for a quick trip to Disneyland. Or just down the road from the Delta to take a ski ride on the weekend. Tracy Hills is your place to settle in and put down some roots! So for a new resort feeling—of being away from the hustle and bustle of big city life—get away every day to Tracy Hills. It’s Your home with the charm of a getaway near the rolling hills of the Central Valley.
